Ryan Cos. Tops Off Luxury Senior Community in Missouri

The 13-story building in suburban St. Louis will offer independent and assisted living, and memory care services.

Ryan Cos. is nearing completion on its $120 million senior project outside of St. Louis, Mo. Developed in a joint venture with Life Care Services TM—an LCS Company—and Harrison Street Real Estate Capital, the 281-unit Clarendale Clayton has topped off and is expected to be fully completed this summer.

The 13-story luxury property is Ryan’s second investment in the area and will include 195 independent living, 66 assisted living and 20 memory care units. Additionally, the building offers 1,500 square feet of ground-floor retail space on the corner of Hanley and Clayton Roads.

Filling the gap

The building is located at 7651 Clayton Road, less than a mile south of downtown Clayton, Mo. and near the intersection of interstates 170 and 64. The corner site—formerly home to a Schnucks’ grocery store for more than half a century—stood vacant for the last 15 years. Several unsuccessful proposals tried to revive the plot prior to the partnership gaining approval for their project, which broke ground in spring 2019.

Amenities at Clarendale Clayton will include a community room on the 12th floor with access to an outdoor terrace, dining venues, a bistro, a movie theater, a wellness center and an art studio. Covered parking, courtyards and patios will also be available for resident use.

The design and construction teams, led by Ryan, included ACI Boland Architects, RDG Senior Living Interiors, Oculus Inc. and Direct Supply Aptura. LCS will operate the facility. Earlier this year, Ryan broke ground on a similar senior community in Chicago’s Six Corners retail district. The corner site’s occupancy was also the subject of debate since its vacancy in 2017.
