Roseland Residential Begins Leasing MA Redevelopment

145 Front at City Square is part of a $565 million master-planned project, which is developed by city of Worcester and CitySquare II Development.

145 Front at City SquareRoseland Residential Trust, a subsidiary of multifamily specialist Mack-Cali Realty Corp., has started leasing 145 Front at City Square, a new apartment development in downtown Worcester, Mass. The community will include 365 units and 10,000 square feet of ground-floor retail space.

145 Front at City Square features studios and one- and two-bedroom units. Common amenities including a dog run, resort-style pool with sundeck, courtyard with fire pits, grills, TV and bocce ball, and a fitness center with yoga and spin room. The community has a clubroom with billiards, skee-ball, Foosball and shuffleboard, as well as an onsite concierge, package lockers and a parking garage.

The property also counts as transit-oriented. 145 Front at City Square is adjacent to Worcester’s Union Station, which provides such transport options as Massachusetts Bay Transportation Authority (MBTA) trains and Amtrak.

Returning Walkability

The property the latest component of an ongoing $565 million master-planned development between City Hall and Union Station on the site of the former Worcester Galleria. The development is a joint venture of the city of Worcester and CitySquare II Development Co. LLC (Opus/Leggat).

Development of Worcester Galleria started in 1969 and eventually consisted of a 20-story office tower, eight-story office building, an enclosed galleria mall with 1 million square feet of retail space, and more than 4,300 enclosed parking spaces, all on a 34-acre site.

The project effectively cut off the Central Worcester CBD from Washington Square, Shrewsbury Street and the Canal District, creating a major impediment to future development. Since redevelopment of the area began in 2010, the mall and some of the original parking garage have been razed, and one of the goals has been to install a new roadway network to re-create the east-west connection through the downtown, thus boosting walkability in the area.

The first new building at CitySquare was Unum (Paul Revere Life Insurance), which opened a 214,000-square-foot office building and a renovated 860-car parking garage. Other projects include an expansion of the Saint Vincent Hospital campus, with a 66,000-square foot $30 million Cancer and Wellness Center, and now the new apartments.
