Rockpoint Opens Luxury Doors on NJ Waterfront

The project is one of three communities planned for the area by the developer.

Rockpoint has officially opened The Declan, a 10-story, 298-unit luxury apartment community being built in Weehawken, N.J.’s Port Imperial neighborhood, along the Hudson River. The 4.75-acre development, which is more than 50 percent occupied, is slated for completion this summer.

It is one of three apartment developments planned by Rockpoint for the Port Imperial submarket that will eventually total 748 units. Details on the second and third properties, which will be located on separate sites in the area, have not been released.

Rockpoint secured a construction loan totaling approximately $121.3 million from Wells Fargo in June 2022 for The Declan at 5 Port Imperial Blvd., according to Yardi Matrix. The property is being co-managed by Rockhill, an affiliate of Rockpoint, as well as Bozzuto.

The development has a mix of studio, one-, two- and three-bedroom units ranging in size from 496 square feet to 1,328 square feet. Rents will range from $3,358 to $8,196, Yardi Matrix data shows.

The units feature hardwood-style plank flooring, nine-foot ceilings and oversized windows with views of Manhattan, the Hudson River and Palisades. Most residences have balconies, patios or terraces. Kitchen features include General Electric stainless steel appliances, quartz countertops, full-height backsplashes, quiet-close cabinetry and gas cooking. Bathrooms include garden tubs or walk-in showers, quartz vanities and backlit mirrors. The units also have walk-in closets, linen storage and washers and dryers.

Amenities abound

Outdoor amenities at The Declan include a landscaped courtyard with grills, an outdoor dining room, double-sided fireplace, gaming area, resort-style pool with a water wall, as well as a Baja shelf and spa with views of Manhattan. The fitness center features Techno-Gym cardio and strength training equipment, a spin and yoga studio, private training room and outdoor fitness lawn.

A movable glass wall system will connect the indoor Great Room to the pool and courtyard. Other interior amenities include golf simulator and billiards lounges, as well as a coffee bar, library, coworking area, children’s playroom and pet spa.

Concierge and package services will be offered along with a complimentary commercial laundry facility. The property has a total of 300 parking spaces, including covered parking for an additional fee.

The Declan is aiming for LEED certification and was built with many sustainable and energy-efficient details including Ecobee smart thermostats, ENERGY STAR appliances, efficient water fixtures and a green roof. It is also close to public transit, including direct access to ferries, buses and the light rail. It is near the Lincoln Tunnel providing additional access to Manhattan.

The property is located between the New Jersey Palisades and Weehawken’s 16-acre Waterfront Park, which includes playgrounds, sports fields and a community swimming pool.

Port Imperial expansion

The Port Imperial neighborhood is a $3 billion,200-acre master-planned community with about 2.5 miles of waterfront residential and commercial developments. In August 2024, construction started on 1800 Avenue at Port Imperial, a $314.3 million, 282-unit luxury condominium development planned by WHK Waterfront Urban Renewal. The project is slated for completion in summer 2026.

Earlier that year, Canoe Brook Development secured financing to begin construction of RB3, a 426-unit luxury community in West New York, N.J., also within the Port Imperial neighborhood. The development is expected to deliver in late 2026.
