Rocklyn Capitalization Group Opens Florida MHC

Champion Homes manufactured more than 100 units, with further to come online at a later date.

Rocklyn Capitalization Group has opened Twin Lakes at Avon Park, a manufactured housing community in Avon Park, Fla. For now, 118 mobile homes were installed, but the property is set to include more than 300 homes for purchase or for rent.

Champion Homes Inc. is manufacturing all the homes offsite, with affiliate Champion Construction Services overseeing the ground setting and installation work.

Located at 1500 S. Lake Blvd., Twin Lakes was built using a $23 million bridge loan provided by DLP Capital in April 2023. At the time, the developer unveiled plans for a 325-homesite community. Late last year, Rocklyn landed a second construction loan in the form of a $29.4 million financing package with a variable interest rate issued by Genesis Capital, according to public records.

Twin Lakes at Avon Park is close to Avon Park Executive Airport and U.S. highways 98 and 64, which allow easy access to Tampa, St. Petersburg and Clearwater, Fla.

A mix of amenities

The community has no age restrictions and is pet-friendly. The mobile homes come in seven color variations, with two- and three-bedroom floorplans. These factory-built homes feature a kitchen island, a dining area, a primary bathroom with soaking bathtub, a laundry room, a porch and an optional carport for two vehicles. Stainless steel appliances, laminated floors and kitchen pantries are among the additional features of the homes.

Amenities at the property include a heated swimming pool and spa facilities, a fitness center, a dog park, a clubhouse, shuffle boards and bocce ball and pickleball courts. Twin Lakes at Avon Park also has beach access, green spaces, grilling stations, boat ramps and onsite management.

Manufactured housing development is commonly seen as a rapid way to bring much-needed affordable housing to the market. However, the high cost of land and capital are making it difficult for developers to bring more communities online. This year, most investments in the sector are expected to go toward improving and upgrading existing communities rather than new development, according to industry professionals consulted by Multi-Housing News.
