RHP Properties Buys 2 MHCs in St. Louis Metro

Totaling 375 homesites, both properties will undergo a series of improvements.

RHP Properties has acquired two manufactured housing communities totaling 375 homesites in the St. Louis metro area, for an undisclosed price. The buyer plans to improve each property and add a combined 130 new homesites.

Located at 3400 Tiger Lilly Drive in Imperial, Mo., Quail Run of Imperial is a manufactured home community built in 1965 that includes 200 homesites. Meadowbrook is a 175-site mobile home community located at 2503 E. B. Street in Belleville, Ill., and built in 1970.

Quail Run of Imperial is close to Interstate 55 and to multiple retail spaces such as Walgreens or Target, 14 miles from Suson County Park and within 39 miles of St. Louis Lambert International Airport. Meadowbrook is near State Route 161 and a Walmart Supercenter, 7 miles from Scott Field Heritage Air Park, 13 miles from St. Louis Downtown Airport and within 21 miles of downtown St. Louis.

Both assets are pet friendly and have no age restrictions. Upgrades at each property will focus on amenities that foster a sense of community, said RHP Properties Chief Executive Officer Ross Partrich, in a prepared statement. At Quail Run of Imperial, the new owner also intends to improve the road infrastructure and add a new playground.
