Rental Tower to Rise in Brooklyn

A new amenity-rich, 50-plus-story rental tower will be constructed in Brooklyn later this year.

New York—A new amenity-rich, 50-plus-story rental tower will be constructed in Brooklyn later this year, developed by Douglas C. Steiner, Chairman of Steiner NYC and the man behind the successful Steiner Studios at the Brooklyn Navy Yards.

Located at 333 Schermerhorn St., at the intersection of Third Ave. and Flatbush Ave., The Hub is a proposed 80/20 project that will offer approximately 720 rental units, with 144 affordable rental units. In addition to the residences, the project will include retail space and parking for over 250 vehicles.

“This will be the best rental building in Brooklyn,” said Steiner in a press statement. “We love this location. We’re a short block or two from 12 subway lines and the LIRR.”

Taking its name from the activity of the multiple Brooklyn locales it sits by, The Hub is located at the crossroads of the BAM Cultural District, Boerum Hill, Park Slope, Fort Greene, Cobble Hill, Carroll Gardens and Prospect Heights.

The Hub will be designed by Dattner Architects and Goldstein, Hill and West Architects, and is projected to include the largest amenity package of any rental building in Brooklyn.

“We’ll have spectacular views, great layouts and an iconic presence on the skyline,” said Steiner. “And we’re at the hub of so many great Brooklyn neighborhoods.”

Amenities include a 24-hour concierge, a fully equipped fitness center and a large landscaped common outdoor terrace with a sundeck, yoga studio, locker rooms, a dog run and a grilling terrace. Multiple lounges will also be included.

Each residence will be pre-wired for cable phone and high-speed Internet. Bike storage will be available for all units.

The site comes from a four-property package that Steiner Studios purchased in December for $30 million that consisted of a 120,000-square-foot office building at 350 Livingston St.; a vacant lot at 325 Schermerhorn St.; a medical building at 345 Schermerhorn St.; and a 20,000-square-foot parking lot at 62-64 Flatbush Ave.

Groundbreaking on the project is expected to begin in the fourth quarter of 2012.

Steiner NYC is a privately held development firm currently on 58 and 80 Metropolitan, a two-phase, market rate condominium project of 173 units comprising a full city block in Williamsburg, Brooklyn; and 25 Washington Ave., an approximately 285,000 square-foot expansion at Steiner Studios, to include additional stages, support and post-production space.
