Related Group Kicks Off $1B Tampa District
A 24-story luxury tower marks the project's first phase.

The Related Group has started construction on Manor Riverwalk District, a 369-unit luxury residential tower in Tampa, Fla., according to Markets of Tomorrow.
The waterfront project is part of the first phase of a nearly $1 billion, 6-acre master-planned development designed to reshape the west bank of the Hillsborough River. The mixed-use property represents one of the developer’s most ambitious commitments in Tampa, according to the same source.
The 24-story tower will rise at 101 S. Parker St., just south of the former Manor Riverwalk community, also developed by Related and renamed as Arabelle Riverwalk. Arquitectonica is the architect of record, while ID & Design International is acting as interior designer.

Amenities will include a 3,000-square-foot fitness center, sauna and cold plunge facilities and an amenity deck with a glass-edged jacuzzi, cabanas, a pickleball court, an outdoor theater, bar and grilling space, among others.
The site is close to the University of Tampa, in an area with multiple retail, entertainment and public park spaces. The city’s international airport is 7 miles away.
First phase of a $1 billion project
Related acquired Riverwalk District’s 6-acre parcel for $55.5 million in 2022, according to Tampa Bay Times. The project’s first phase will include five towers and could take three to five years to complete. The buildings will total 1,229 apartments and rise up to 44 stories. Amenities are to feature 18,000 square feet of street-level retail, 805 parking spaces, up to 10 boat slips and a kayak launch space.
Plans also include the construction of a pedestrian promenade intended to connect the district with the downtown area and the larger West Riverwalk Expansion. This $56.8 million infrastructure project, designed to add new over-water and under-bridge segments connecting the downtown to the adjacent neighborhoods, is slated for completion in 2027.
Building a strong Florida presence
Related’s interest in transforming this particular area of Tampa dates back to some years ago. Initially, the company developed the 400-unit Manor Riverwalk at 202 S. Parker St. and completed it in 2019. Then, Related sold it for $225 million in 2021, according to Yardi Matrix, and went on to secure more land for the upcoming master-planned district.
Besides Tampa, the developer is active in multiple markets across Florida. Recently, the company obtained a $200 million construction loan for a 138-unit waterfront condominium tower in West Palm Beach, Fla. Related works together with BH Group on that project, known as The Ritz-Carlton Residences.
Earlier this year, the company topped out a luxury condominium development in Hillsboro Beach, Fla. The 92-unit oceanfront tower is underway since 2024 and expected to come online next year.
