RI Community Opens for Leasing

River House features 270 beds in a live-work-play area in downtown Providence. The community offers convenient access to the various universities.

GMH Capital Partners together with Wexford Science & Technology has started leasing at River House, a 174-unit community in Providence, R.I.

The 270-bed property is located in a live-work-play area in downtown Providence’s Innovation and Design District at 1 Point St. Various dining, shopping, entertainment and universities including Providence Children’s Museum, Brown’s Alpert Medical School and College Hill Campus for Brown University are nearby.

River House is a pet-friendly community that features a mix of studio, one- and two-bedroom units with amenities such as walk-in showers, washer/dryer, mobile video interactive intercom system, smart TV and Amazon Echo. Common-area amenities include:

  • outdoor grilling and kitchen bar
  • fitness center
  • rooftop patio with fire pit
  • meeting room
  • resident lounge
  • business center
  • study space
  • cyber café
  • indoor bike storage

Additionally, the community offers on-site retail and restaurants venues, a structured parking garage with car charging stations.

“With entering such a central and popular location, we wanted to develop an apartment community that lived up to the neighborhood’s standard and offered convenience and comfortability to best address locals’ everyday needs,” Gary Holloway Jr., president of GMH Capital Partners, said in a prepared statement. “Whether the resident is a medical or graduate student, young professional, or ready to retire, we designed River House to meet their living and errand demands at any hour.”

The deal comes after GMH in a partnership with AGC Equity Partners has acquired a 182-unit student housing community in Lincoln, Neb.
