Modern Spaces Tapped to Lease Brooklyn Mixed-Use

Modern Spaces has been tapped to act as the exclusive marketing and leasing agent for BRiQ, a newly built, luxury apartment building in Downtown Brooklyn. The 21-story property has now begun the leasing of its 110 units. The name acts as inspiration from the building’s red-brick facade and its proximity to the MetroTech Center and surrounding schools (iQ).
Located at 237 Duffield St., the asset features studio and one- and two-bedroom floorplans, with 22 apartments offering 421-a tax incentives as part of New York City’s Inclusionary Housing Program. Demmerle Design Studio & Partners served as the design architect for the exterior and interior finishes, while Urban Tectonics LLC serves as the executive architect. The mixed-use property also includes 4,773 square feet of retail space on the ground level. Interior features include hardwood floors, gourmet kitchens with brushed stainless-steel backsplashes, Bosche appliances, tile walls, brushed steel lighting and Kohler bathtubs. Residents have access to amenities such as a communal lounge, two outdoor common areas and views of the East River and Manhattan.

The property offers convenient access to the Hoyt Street, Jay Street MetroTech and Dekalb Avenue subway stops. Also located nearby are the Fort Green and Columbus Parks, Long Island University’s Brooklyn campus, St. Francis College, restaurants and bars, as well as shopping like City Point Shopping Center and Dekalb Market Hall.
