Mac Properties Completes Construction on St. Louis Residential Tower

Construction has been completed on One Hundred Above the Park, developed by Mac Properties in St. Louis. Designed by Studio Gang, the 36-story, 316-unit high-rise community towers over Forest Park in the city’s Central West End. Long-time St. Louis contractor Clayco built the property. The 518,000-square-foot, Green Globes-certified project features ground floor retail space as well as six floors of parking.
Studio Gang’s first design in St. Louis, the development is significant in two ways. It connects views of Forest Park and the Gateway Arch, and its ground floor offerings strengthen the pedestrian connections between the Central West End and Forest Park.
“Perhaps the greatest challenge was the accelerated schedule we were on,” Matt McKenna, Clayco vice president of residential construction, told Multi-Housing News.
“Installing the uniquely-shaped façade and leaf-shaped floor plates on time required an aggressive schedule and complex concrete work. Only through the use of BIM and GPS technology as well as a specialized concrete mixture that cures faster than traditional material was the team able to complete one floor per week.
“Another time-saving method the team utilized was to continue and maintain the installation of the curtainwall glass on the upper floors while simultaneously installing the metal panel wall system on the lower floors below, which was critical to getting the building in the dry so that the interior finishes could continue to progress.”
The construction process also featured a reinforced concrete structure completed by Concrete Strategies. Ventana supplied and installed the curtainwall. In total, 500,000 square feet of elevated concrete decks, 1,300 concrete risers, 23,000 cubic yards of concrete and 850,000 lineal feet of post-tension cables were used in the project.
