LMC Tops Out First Oakland Apartment Community

LMC has topped out the 34-story luxury apartment and retail building it is constructing at 447 17th St. in Oakland, Calif., its first development in that Bay Area city. Known as 17th and Broadway, the mixed-use development, expected to be ready for tenants by June 2019, will have 254 units and 4,800 square feet of ground-floor retail space.
The downtown Oakland apartment tower will feature fully integrated smart homes with superior Wi-Fi coverage and Lutron STLT home programming for temperature control and electronic roller shades.
“Downtown Oakland has an artistic and energetic atmosphere, and we are thrilled to join the area and offer a living experience that complements the surroundings,” JJ Abraham, division president of California for LMC, said in a prepared statement. “The topping out brings us one step closer to welcoming our initial resident base, which will undoubtedly take advantage of our extensive array of amenities, creative co-working spaces and enjoy a fully integrated smart home experience.”
Downtown San Francisco is a 12-minute commute from 17th and Broadway, which has access to the area’s key interstates, highways and two BART stations. It is close to Oakland’s Uptown and Old Town districts as well as Lake Merritt and Snow Park. Local artist David Huffman is creating a large public art feature for 17th and Broadway.
The tower will have one-, two- and three-bedroom apartments with high-end features and finishes and amenities including: 9-foot ceilings, quartz countertops and vanity tops, glass tile kitchen backsplashes, Barbosa designer cabinets, stainless steel appliances, custom pendant lighting, wood-style flooring, ceramic tile shower surrounds and front-loading washers and dryers.
Community amenities will be located on the first, sixth and 34th floors. The first floor includes a full-time concierge, secure bike parking, large mailroom with digital package lockers and a pet washing and groom station. The sixth floor has a training and fitness center, outdoor pool, spa, lounge area, grills, fire pit and creative co-working space with LED TVs and seven reservable conference rooms. The 34th floor has a community penthouse with game room, pool table, commercial kitchen, solarium private dining and entertainment room with views of the city skyline, a sky deck with fire pits and wet bar, and a large event and gallery space.
LMC, a wholly owned subsidiary of Lennar, has four more apartment communities in operation or under construction in the Bay Area: Capital 650 in Milpitas, Calif.; Novo in Mountain View, Calif.; AYA in Fremont, Calif., and 19th + Harrison, also in Oakland.
LMC Leasing Activities
Last month, LMC began leasing at another luxury apartment community in the state – the Marisol, a 278-unit building in the seaside city of Carlsbad, Calif., about 35 miles north of San Diego. It is the first LMC development in that part of California as well.
Further north on the West Coast, LMC also launched leasing at Valdok, a 178- unit luxury apartment community in Seattle’s Ballard neighborhood in October. It is the first phase of the seven-story development. The second phase will add 164 apartments to the project.
Earlier this month, The Whitney, a mixed-use property in Fort Lauderdale, Fla., with 386 apartments began leasing. Located in the heart of Flagler Village, it has two towers and 2,223 square feet of ground-retail space.
