Historic KC Building Becomes the Continental Apartments

Following a $50 million investment, the Mark Twain Tower will be transformed into a 154-unit apartment building.

Kansas City, Mo.—HH KC Mark Twain LLP, a partnership created by Delray Beach-based Hudson Holdings LLC, plans to spend more than $50 million on converting the Mark Twain Tower office building into an apartment building. The new development will be named after Hotel Continental, which opened in the 22-story building in 1938 and operated there for the subsequent 45 years. According to the Kansas City Business Journal, NSPJ Architects has been selected as the design firm, and Barsto Construction Inc. will be the general contractor.

Located at 106 West 11th St., the asset, built in 1915, is situated in the Library District of downtown Kansas City and features almost 205,000 rentable square feet. In the four block area around Mark Twain Tower are H&R Block’s new corporate headquarters, the Power & Light Entertainment District and the Sprint Center Arena. The property is situated just minutes from the offices of many of Kansas City’s major employers, such as DST Systems, the United States Government, AMC Entertainment, Commerce Bank, UMB Bank, Bank Midwest, JE Dunn Construction and Jackson County, Mo., a central county of the the Kansas City Metropolitan Statistical Area.

The developers plan to preserve the ornate, the fifth-floor ballroom, as well as the seventh-floor swimming pool, which are among the few signature historical attractions that have survived the multiple renovations constructed since the building opened in 1923 as the Kansas City Athletic Club. The developers plan for the addition of a 10,000-square-feet retail space and lobby on the ground floor. Moreover, the developers’ local consultant, MR Capital Advisors, is working to obtain incentives to help with the transformation.

Work is slated to begin in April or May 2017 and the building is expected to be ready for occupancy in 2018.
