Greenpoint Landing’s Next Phase Underway

Brookfield Properties and Park Tower Group have begun the next phase of its massive project in Brooklyn called Greenpoint Landing.
The latest phase in the development includes the creation of two residential buildings that were designed by OMA and one acre of public waterfront open space, which was designed by James Corner Field Operations.
Combining the two new towers with an existing adjacent seven-story building, the unit count at Greenpoint Landing hits 745 units, with 30 percent of them being affordable.
Maria Masi, Brookfield’s senior vice president of multifamily development, said the joint venture is revitalizing an underused and neglected part of the waterfront into a thriving area that will provide much-needed housing and public space along the water.
The open space portion will add 40,000 square feet of public greenspace to the existing waterfront esplanade and incorporate natural landscaping, public spaces like lawns, picnic areas, a garden walk and salvaged maritime pieces that were found at the site. The expansion will extend Eagle Street to the waterfront and also include a new pedestrian connection point at Dupont Street. While the esplanade is being constructed by Brookfield and Park, they will donate it back to the city so it can remain a public park.
The developers will also be creating 8,600 square feet of ground-floor retail along Dupont and West Streets, while also connecting the West Street roadway and bike path to the neighborhood’s other commercial and residential corridors.
A GREATER GREENPOINT
The overall Greenpoint Landing development stretches 22 acres alongside the East River waterfront and includes 5,500 residential units, 1,400 of which will be affordable, a pre-K-8 public school and four acres of public open space.
The site’s first building, One Blue Slip, opened in August 2018 with 359 units in 30 stories and includes 10,000 square feet of amenities and 1.5 acres of public waterfront space. The second 40-story tower, Two Blue Slip, is expected to open in January 2020 and will include 421 units.
Brookfield also worked with another joint venture partner, L+M Development Partners, to bring approximately 300 units of affordable housing to the site already.
