CIM Group JV Tops Out Brooklyn Condo Project

Work is progressing on Front & York, a 1.1 million-square-foot, 728-unit condominium project at 85 Jay St. in Brooklyn’s DUMBO neighborhood, with the twin 21-story buildings topping out and working continuing on the eight-story podium. CIM Group and LIVWRK are the co-developers of the 3-acre, block-long luxury residential project that is slated for completion in 2021.
The two residential towers are completely formed but work has not yet begun on the ground-floor arches, which will be a key part of the design by renowned architect Morris Adjmi, according to New York Yimby. Sales for the luxury units, which will range from one- to four-bedroom residences, began in September. Available units listed on the development’s website bear prices ranging from $975,000 for a one-bedroom, one-bathroom floorplan to $2.74 million for a three-bedroom, three-bedroom layout.
Design Details and Amenities
The residences will have 10-foot ceilings, white oak floors and high-end finishes and appliances including custom cabinetry designed by Morris Adjmi, Caldia stone countertops and backsplashes, Waterworks fittings and Gaggenau appliances. Master bathrooms will feature custom vanities and cabinets also designed by Morris Adjmi along with Waterworks cast iron tubs and radiant-heated floors.
Morris Adjmi Architects has designed both the exterior and interior of the project. Michael Van Valkenburg Associates is the landscape architecture firm that has designed a 25,000-square-foot park. The resort-style amenities include a private rooftop pool deck and lounge area and cabanas, private wine rooms, outdoor theater, co-working lounges, private chef’s kitchens with private dining rooms, teen lounge with game rooms and children’s playrooms.
The amenity package, dubbed Level Eight will be located in and atop the podium. It will also include Brooklyn’s first Life Time, a comprehensive luxury athletic and wellness center that will be located across several floors and feature a fitness center, regulation-sized basketball court, spa and salon and café. The parking garage will also have bicycle storage and a repair station as well as charging stations for electric vehicles.
CIM Group and LIVWRK and the Kushner Cos. acquired the site for $345 million from Jehovah’s Witnesses in 2016. In mid-2018, Kushner Cos. sold its minority stake to CIM Group. JPMorgan provided an initial $187 million in financing for the development in 2018. Construction began in early 2019. In May of this year, JPMorgan provided an additional $131.2 million construction loan.
