Balfour Beatty Breaks Ground on IN Student Community

The 387,000-square-foot Aspire at Discovery Park, the first phase of a $1.2 billion planned development near Purdue University, is expected to be complete in August 2019.

Balfour Beatty has begun construction on an $86 million, 835-bed apartment community near Purdue University in West Lafayette, Ind. The development’s three four-story buildings will total 387,000 square feet, including 18,000 square feet of community and retail space. The project, known as Aspire at Discovery Park, is the first phase of the area’s massive $1.2 billion Discovery Park District development. Owned by a joint venture of the Purdue Research Foundation and Walsh Investors, Aspire is anticipated to be completed in August 2019.

Located on a five-acre parcel on the south side of State Street, immediately west of the university’s campus, the community will consist of a mix of studios, two- and four-bedroom units. The site had previously been home to 12 two-story student apartment buildings, which were demolished last year. A bus stop serving three city routes offers convenient access throughout the area. Additionally, U.S. Highway 231 sits approximately less than a mile from the site.

“The Balfour Beatty team is excited to commence the first major construction in the transformation of the west side of the Purdue University campus,” said Bob Shepko, president of Balfour Beatty’s campus solutions division, in a prepared statement. “Aspire at Discovery Park will be situated in an ideal location for residents to take advantage of all that this new development will offer.”

Walsh Construction Co. and locally based Smoot Construction have teamed up as general contractors for the project. Walsh is currently also working on Wolf Point East, a 60-story luxury apartment tower in Chicago.
