Affordable Housing Project Coming to East Harlem

New York—Jonathan Rose Companies and L+M Development Partners are building a 655-unit, 100-percent affordable housing project in East Harlem, N.Y., which will feature a new charter school, YMCA, community health center, urban market and Union Settlement community services space.
“Our firm is committed to advancing the development of communities of opportunity, integrating green housing, healthcare, social services, healthy food, community gardens and access to mass transportation,” Jonathan F.P. Rose, president of Jonathan Rose Companies, told MHN. “This project was designed to provide these services to both our residents and the surrounding neighborhood.”
The development is slated to become the largest passive house in the nation, bringing 655 affordable apartments to the East Harlem community, with 163 designated as permanently affordable. The project also has 20 percent of the total units serving extremely low-income households and nearly 60 percent of the total units serving low-income households. The development will feature 79 affordable apartments for seniors.
In addition, the development will include a new Harlem RBI/Dream Charter School, which will occupy 85,000 square feet of space. According to Rose, the school will utilize the rigorous academic program successfully deployed at its other locations that develops critical thinkers who demonstrate a love of learning, strong character and a commitment to wellness and active citizenship.
School facilities will include a cafeteria, access to two exercise pools and gymnasium, dance studio and classrooms, as well as access to the extensive public-private open space in this development’s central courtyard.
“Every aspect of the project was designed to serve the neighborhood—the passive house designed affordable housing, the community serving health clinic, the YMCA with a swimming pool, the Harlem RBI Dream Charter School Union Settlement Houses’ senior and youth services and the four community gardens,” Rose said. “The really exciting opportunity is to integrate all of these.”
