$82M Senior Community to Open Near Disney World

Big Rock Partners is developing Windsor at Celebration, which will offer a variety of living options in a section of Central Florida that’s undersupplied by senior housing.

Preleasing has already begun on the community, expected to open in the spring of 2018.

“The first thing that’s attractive to people is the continuing of care,” Richard Ackerman, Big Rock Partners’ senior managing principal, told MHN. “You can come in as a healthy 80-year-old and know that if something goes wrong with your health, you don’t have to leave.”

Plus, it’s a pure rental community, whereas most senior housing has an entry fee; this one doesn’t.

“There’s an undersupply of new senior housing in the country,” Ackerman said. “There’s strong demand in this area and no supply.”

Windsor at Celebration will consist of 151 independent living one-bedroom, one-bedroom with den and two-bedroom floor plan styles, 55 one- and two-bedroom assisted living and 33 one-bedroom memory care residences.

Amenities include a rooftop sky bar, a state-of-the-art, stadium-style screening room, an indoor pool and on-site fitness center. There will also be hardwired Wi-Fi and 180-channel HD DIRECTV throughout the community.

“We emphasize entertainment, fitness and technology, but there’s also a focus on dining,” Ackerman said.

The community is set to be the only senior housing in Celebration, and a rental alternative to traditional continuing care retirement communities in the entire area.

Windsor at Celebration is located along I-4, just south of the Walt Disney World attractions. It is situated next door to Florida Hospital Celebration Health and Adventist Care Center, a new skilled nursing center currently under construction that will ensure a full range of preventative, proactive and professional care is nearby for its residents.

According to Ackerman, Windsor at Celebration will create a sense of connectivity that’s too often missing from senior living communities.

“Our residents who’ve established close ties here—and those new to the area—will find it easy to stay connected to their friends, to life, learning and purpose within and beyond Windsor at Celebration,” he said. “For families, it’s a welcome opportunity to meet loved ones’ changing needs, keeping them close in a vibrant and caring setting.”

Gensler is serving as architect on the project, Balfour Beatty Construction is doing construction and Life Care Services will manage the community.
