Pathfinder, Silvergate to Transform Former Convent into Apartments
Little Flower Haven in La Mesa, Calif., closed in 2015 and will be converted into 130 units. Construction is scheduled to begin in the fall of this year.
Pathfinder Partners and Silvergate Development have acquired Little Flower Haven, the former site of a convent and senior retirement community in La Mesa, Calif. The 4.1-acre property previously closed in 2015 and will be transformed into a 130-unit apartment community. Construction is scheduled to begin in the fall of this year.
“Just 15 minutes from downtown San Diego and major employment hubs, La Mesa is a walkable urban community. Still, La Mesa apartments represent a compelling value for San Diegans, with rents substantially below those in neighborhoods such as Mission Valley, Hillcrest and downtown,” Mitch Siegler, senior managing director of Pathfinder Partners, told Multi-Housing News.
Little Flower Haven
The partnership plans on preserving the most historic part of the 1930s-built structure, which includes a bell tower and chapel. The remodeled building will be utilized in addition to adding new east and west wings on either side, which will house 50 units. There will also be six newly built, three-story residential buildings constructed with tuck-under parking around the outdoor amenities across the site. Floorplans will be offered in studio, one- and two-bedrooms with an average of 777 square feet. Interior features will include solid surface countertops, new flooring, central heat and air, stainless steel appliances, washer/dryers and private balcony/patios.
The current building and wings will also feature indoor amenities such as a recreation room, a resident kitchen and a fitness center that will overlook exterior decks and a pool area. Additional amenities include a spa, electric vehicle charging stations, storage, barbecues, bike lockers and a bark park.
Duhs Commercial Inc.’s Vice President Austin Dias represented the buyers, while Kidder Mathews’ Senior Vice President Eric Knowles represented the seller.
Little Flower Haven is Pathfinder Partners’ seventh development in the San Diego market. Other projects include Paseo Village Townhomes in Ramona, Bahia Vista I and II Townhomes in Chula Vista, Vista Creekside Apartments and Breeze Hill Apartments in Vista.
