OHT Partners Breaks Ground in Dallas

This project brings the developer’s local pipeline to more than 1,200 units.

OHT Partners has broken ground on the Lenox Cooper multifamily project in central Arlington, Texas. The company has three other apartment properties, with a total of 984 units, underway in the Dallas area.

The 270-unit Lenox Cooper, located at 2805 S. Cooper St., offers studio, one- and two-bedroom apartments. Unit amenities include keyless entry locks, stainless steel appliances, washer/dryers, walk-in closets, wood-style flooring, and counter to cabinet full tile backsplashes in the kitchens. Resident amenities feature a shared work studio, a resort-style pool, a rooftop entertainment deck, firepits and barbecue grills, a 24-hour fitness center and a dog run and wash station.

OHT selected Arlington as the site of its newest multifamily project as the city is situated between Dallas and Fort Worth. The company noted the North Texas area has experienced “phenomenal” employment and population growth during the past few years.

“We particularly liked this location in central Arlington because it’s close to a large university, major employers and some the most popular entertainment destinations in Texas, yet very little new housing has been built nearby in the last 30 years. There’s a real need for high-quality apartments in this area, and we believe demand will be high,” Howell Beaver, managing director with OHT, told Multi-Housing News.

The property is located on 7 acres of land within Arlington’s 5-mile South Cooper Street Corridor initiative, which was launched by the city in May 2021 to “improve transportation, enhance economic development and position Cooper Street to help connect and bolster the broader Arlington community,” he added.

Booming Location

Lenox Cooper is just 2 miles from the University of Texas at Arlington’s campus and provides residents with access to AT&T Stadium, the home of the Dallas Cowboys, and Globe Life Field, where the Texas Rangers play. The property is also near The Parks Mall at Arlington and Six Flags Over Texas, and close to major employers that include General Motors and Texas Health Resources.

OHT broke ground on Lenox Cooper in December 2021 and expects to deliver the first units in the spring of 2023. The property was designed by Architecture Demarest, with Ink + Oro creating the interior design and Blu Fish Collaborative serving as landscape architect. KFM Engineering is the civil engineer for the project, with United Structural Consultants serving as structural engineer and MEP Delta Design overseeing the mechanical, electrical and plumbing work.

The developer recently completed construction on the 287-unit Lenox Maplewood in the Dallas Medical District. OHT has three other projects underway in the Dallas area, including the 293-unit The Alton in Oak Lawn, the 403-unit Lenox Lake Highlands in Lake Highlands and the 288-unit Lenox Maplewood II, the second phase of its Maplewood community. OHT also builds multifamily projects for many other developers.
