NWP, in partnership with BluTrend(r), LLC, identifies lease violations with respect to early shut-off of utilities within 24 hours of its occurrence allowing for recovery of charges prior to a resident moving out where typical Vacant Recovery processes fail due to lack of utility bills.

Another company that has launched a new system to improve daily property management tasks is RealPage Inc. It’s automated BAH (Basic Allowance for Housing) Rate Management is part of its RealPage Military Housing system. The annual Basic Allowance for Housing (BAH) is based on geographic duty location, pay grade and dependency status. The intent of BAH is to provide uniformed service members accurate and equitable housing compensation based on housing costs in local civilian housing markets and when government housing is not available. RealPage loaded the 2010 BAH rates into its military housing software so that its clients could automatically access the rates.

In the past, this task had to be done manually to adjust every resident’s rent for the new BAH rates, says Charlene Blakely, business manager for United Communities responsible for McGuire Air Force Base and Ft. Dix.

“This innovation eliminates the need for privatized military housing site staff to manually retrieve data from government web sites each year and cull through the data for rates that apply to their projects,” says Dave McKenna, director of military housing for RealPage.

“Our goal is to automate the critical operational tasks of privatized military housing to ensure accuracy and security and to liberate valuable staff time to focus on interacting with residents rather than with software,” says McKenna.
