Proffitt Dixon’s Nashville Property Ready for Renters

Named after a famed horse race, the community will feature 249 units in the Germantown neighborhood of the city, which has been gentrifying in recent years.

Payton StakesNashville, Tenn.—Peyton Stakes, a new apartment property in Nashville, is preparing to open. The community will feature 249 units in the Germantown neighborhood of that city, which has been gentrifying in recent years.

Developer Proffitt Dixon Partners led the project, focusing on incorporating the industrial-chic of the surrounding Germantown neighborhood in the design of the apartment community. Matrix Residential, a subsidiary of Atlanta-based multifamily developer Pollack Shores, will manage the property.

Common amenities include an on-site car wash area and EV charging stations, a pet spa and bark parks, a private conference room and a pool courtyard with sun shelves. Some of the property’s more unusual features include a music studio that will host local bands throughout the year, a creative art studio, a clubroom featuring collaborative co-working spaces, and a coffee bar serving Nashville’s Frothy Monkey brand.

Peyton Stakes, named after a famed Nashville horse race from the mid-1800s, is near the new development at 1401 Third Avenue N. The property also has a thoroughly modern distinction: in March, Home Innovation Research Labs reached (and simultaneously surpassed) its 100,000th NGBS Green Certified home, and the project that pushed the total into six digits was the Peyton Stakes community.

NGBS Green Certified means that a property—in this case, Peyton Stakes—achieves high performance in six key areas. Those include site design, resource efficiency, water efficiency, energy efficiency, indoor environmental quality, and building operation and maintenance.
