New JV to Develop on DC Border

PCCP and FORE's new housing project will be part of an 11‐acre master-planned development on the former site of the Kiplinger magazine publishing plant.

Washington, D.C.PCCP LLC and Fore Property Co. have formed a joint venture for the ground-up development of a 351-unit apartment community in downtown Hyattsville, Md. The Edition is scheduled for completion by spring 2019.

Located at 3401 East-West Highway, the new development, built to LEED Silver standards, will be part of an 11‐acre mixed-use master development—which historically housed a Kiplinger magazine publishing plant—near the Maryland-District of Columbia border. The unit mix will consist of 72 studios, 148 one bedrooms, 113 two bedrooms and 18 three bedrooms.

The Edition’s amenity package will include an outdoor recreational area with billiards, ping pong, barbecue stations, a fire pit and 421 parking spaces. The property is located near the Prince George’s Plaza Metro Station and the mixed-use University Town Center. Employers such as the University of Maryland, FEMA, the CDC, NASA, Medstar and Kaiser Permanente are all located within the local area.

“The Edition will offer an attractive, more economical alternative to prime D.C.-area neighborhoods, as well as appeal to people who are looking to reduce their daily commute and live near work,” said John Randall, managing director of PCCP.
