Luxury in the Ballpark District

Alliance Residential has begun construction on a 164-unit luxury community, located in the heart of Coors Field in Denver.

Denver—Alliance Residential has begun construction on Broadstone Blake Street, a six-story, 164-unit luxury apartment community, located in the heart of Coors Field, bordering the Lodo District in downtown Denver.

“What’s special about this neighborhood is that it’s been voted officially the most livable downtown community because it has the most restaurants and bars, and draws a lot of people,” Andy Clay, Alliance’s Managing Director of Development for Denver, tells MHN. “It’s an ideal location, amid a unique and vibrant mix of employment, transportation, higher education, arts, culture, recreation and entertainment.”

Situated adjacent to the home of baseball’s Colorado Rockies, the 0.79-acre Broadstone Blake Street will consist mostly of studios and one-bedroom units, with a smaller percentage of two-bedroom homes.

The units will offer a contemporary soft loft appeal with concrete ceilings, exposed ductwork and textured paint finishes. The top- and ground-floor units include mezzanine-level bedrooms with sweeping views of the city, with the ground-floor homes having stoops, providing a real neighborly urban feel.

“The front units will face Coors Field at its first-base entry and will be two-level loft style units with an extra bedroom or office on the second floor,” Clay says. “Our penthouse level will feature 20-foot heights, and people can see into Coors Field and see the Jumbotron from the second level.”

Interiors of the units will contain granite or quartz countertops, island kitchens and stainless-steel appliances. High-end plumbing fixtures will be included throughout, and entire interior floors will feature vinyl flank flooring.

Broadstone Blake Street will also provide cutting-edge amenities, such as a state-of-the-art fitness center, Wi-Fi café, business center equipped with conference rooms, sports lounge, and small, resort-style elevated pool, equipped with barbecue areas and an outdoor fireplace.

The site is expected to have its first units ready in the 2nd quarter of 2013, with completion expected in 2014.

This is Alliance’s second community to break ground in Colorado over the last six months, following its purchase of the 161-unit Broadstone Gardens at Cherry Creek in December.

“Alliance focuses on building high-end communities that appeal to a broad spectrum of residents and this location at the entry to Coors Field is a perfect complement to our Cherry Creek project,” Clay says. “Although they are both boutique Alliance communities, they serve very different needs.

With vacancies tight, high demand for new product and people looking to pay a premium for the best property and best location, both properties fit into the company’s philosophy of finding the best there is.

“Where we see a place for us is to find the best sites and not just the best submarket, we want to be on the right corner on the right intersection,” Clay says. “We don’t want to go after the sites that are second best, we want those that are the very best. If we see it that way, so will the renters.”
