National Storage Affiliates Sells Trio of DFW Facilities

JLL Capital Markets arranged the portfolio deal.

BreakChain Capital Investments has acquired a self storage portfolio totaling 80,216 rentable square feet in Arlington, Texas. JLL Capital Markets oversaw the deal on behalf of the seller.

National Storage Affiliates was the previous owner, according to Yardi Matrix information.

Located at 3016 S. Cooper St., 2331 S. Collins St. and 2306 N. Collins St., the facilities are close to interstates 20 and Interstate 30. Fort Worth, Texas is less than 15 miles west, while Dallas is roughly 20 miles east.

All three properties previously traded in 1997 as part of a 17-asset portfolio sale across Georgia, North Carolina and Texas, the same source shows. National Storage Affiliates purchased the collection from The Balcor Co.

The JLL Capital Markets team included Senior Managing Directors Steve Mellon and Brian Somoza, alongside Senior Directors Adam Roossien and Matthew Wheeler.

Three Metroplex facilities

Completed in 1973, the three-building SecurCare Self Storage at 3016 S. Cooper St. sits on some 1.5 acres and comprises 24,672 rentable square feet. Units range from 36 to 480 square feet. The property is one of the 20 facilities available within a 3-mile radius, offering residents 9.1 net rentable square feet per capita.

Initially built in 1978, SecurCare Self Storage at 2331 S. Collins St. spans 30,128 rentable square feet across six buildings. A second phase of the self storage development took shape in 2019 on the 2-acre site. Units range from 30 to 600 square feet. There are 23 storage facilities in the area providing residents 11.5 net rentable square feet per capita.

Developed in 1976, the SecurCare facility at 2306 N. Collins St. spans 25,416 rentable square feet on 1.7 acres. The seven, single-story buildings encompass units ranging from 40 to 336 square feet. Some 14 facilities are serving the area within a 3-mile radius, providing residents 11 net rentable square feet per capita.

All facilities comprise gated and drive-up access, as well as video surveillance. The property at 2331 S. Collins St. also includes climate-controlled units, RV and boat storage.
