National Development Buys New York Senior Housing Facility
Live Oak Bank provided financing for the acquisition.

The joint venture between National Development and Benchmark Senior Living has acquired Whisper Woods of Smithtown, a 125-bed assisted living and memory care facility in Suffolk County, N.Y. Live Oak Bank provided financing for the acquisition.
The previous owner, Sculptor Real Estate, refinanced the property back in 2023. Live Oak Bank provided that $29 million loan las well.
Completed in 2018, Whisper Woods of Smithtown encompasses 71 assisted living units and 30 memory care units across studio, one- and two-bedroom floorplans. Common-area amenities include a fitness center, an art gallery, a theater, a library, a bistro, a recreation room, a salon, outdoor courtyards and walking paths.
Services provided at the senior housing property features scheduled transportation, chef-prepared meals, housekeeping and laundry services, medication management, assistance with daily activities and rehabilitation services.
Located at 71 St. Johnland Road, Whisper Woods of Smithtown is in Long Island’s Suffolk County. The property is across from St. Catherine of Siena Medical Center.
National Development and Benchmark also recently broke ground on an 86-unit senior living community in Scotch Plains, N.J. This marks the developer’s first foray into the state, initiating a broader regional expansion.
The senior housing property is slated to feature 63 assisted living units and 23 memory care units. Delivery is expected in the summer of 2026.Â
