Naftali Group Launches Sales at NYC Residential Project
The property is scheduled for completion in late 2026.

Naftali Group has launched sales at The Willow, a 69-unit luxury boutique tower in Manhattan’s Gramercy Park neighborhood. Compass Development Marketing Group is leading the sales and marketing efforts, with prices starting at $1.2 million for a one-bedroom unit.
The property is designed by COOKFOX Architects, with Rockwell Group in charge of residences and amenities. Construction is already underway, and completion is scheduled for the third quarter of 2026.
Rising 19 stories at 201 E. 23rd St., the residential building is close to multiple bus and subway stations while allowing easy access to Gramercy Park, Madison Square Park and Bryant Park. John F. Kennedy International Airport is within 15 miles of the property, while Lower Manhattan is within 2 miles.

The building includes a masonry façade with a blend of custom red bricks, cast stone and black metal accents. Floorplans at The Willow range from one- to four-bedroom units. The property also includes a penthouse collection with four half-floor units and one full-floor unit. Residences feature white oak flooring, open kitchens with quartz countertops, Miele appliances and custom-designed cabinetry and bathrooms with Waterworks fixtures. Select residences and penthouses also include outdoor loggias and terrace spaces.
The Willow provides a mix of indoor and outdoor lifestyle amenities, as well as club-like features. The building includes an entrance area with a 24-hour attended lobby, an open courtyard designed by Future Green and an adjacent library on the ground-floor level, while at rooftop level it includes a terrace with grilling stations and dining spaces.
Designed with a focus on wellness, entertainment and leisure, amenities at the property also include a fitness center with sauna, a lounge area dubbed the Mermaid Room, a cinema, a music room with instruments, a recording studio and a vinyl collection, a children’s playroom and the Hearth Room, a gathering area featuring a fireplace. Other amenities include a bike room, storage space available for purchase and two private cabanas on the roof deck.
Condo developments in NYC
Recent New York City luxury condo projects include 200 W. 88th St., a 36-unit project in the Upper West Side. Earlier in April, Nortco Development landed $170 million in construction financing for this project, that will rise 18 stories and will be 215 feet tall.
In Brooklyn, an office-to-residential conversion project received $215 million in construction financing. The owner is Watermark Capital Group, which plans to convert a 204,000-square-foot office building into a 19-story condominium with rental units for low-income renters. At the start of the year, Circle F Capital launched sales at its One Park Row in Manhattan’s Financial District. The project will include 62 residences and is scheduled to come online this year.
