MORGAN Expands in Texas
The 336-unit property is located in the Austin suburb of Georgetown, Texas, near several corporate headquarters.
Multifamily developer and property manager MORGAN plans to break ground soon on a new luxury multifamily community in the Austin suburb of Georgetown, Texas. To be called Caroline at Georgetown, the three-story, 336-unit development will feature 16 buildings.
The look of the apartment community will be local and natural, incorporating Austin limestone and other materials from nearby quarries. Designed by Houston-based architecture firm W Partnership Inc., the community will deliver a classic Hill Country aesthetic blended with contemporary farmhouse features. A fitness center leads the community’s list of common-area amenities.
“Georgetown offers its residents a great quality of life and many options for work, entertainment and education,” MORGAN’s central region development partner Jason Hauck told Multi-Housing News. “These are all demand drivers for high-quality housing. That is why we selected this location and are excited for Caroline at Georgetown to fit into the fabric of the neighborhood.”
Prime location
The population surrounding Caroline at Georgetown boasts excellent education and strong household income levels, and job hubs to the north of Austin are attracting new residents.
A number of neighborhood amenities are close at hand. They include Georgetown’s historic downtown hub and eateries, a HEB supermarket, the Round Rock Premium Outlets and IKEA. What’s more, numerous corporate headquarters have moved into the North Austin suburbs. For this reason, Hauck believes the Caroline at Georgetown will lure young professionals looking to live close to their employers. Also likely to be attracted to the community will be renters seeking a bit more space.
“We began pre-development work for the project pre-pandemic,” Hauck added. “Once the pandemic hit, we did our best to navigate the challenges that stemmed from that. During the first few months especially, we weren’t sure what the changing landscape would mean for the project, but we remained committed to Caroline at Georgetown. Given the recent surge in demand for high-quality housing, the timing of our groundbreaking looks to be quite good.”
In February, MORGAN debuted its first luxury community in Phoenix.
