MODERNE Breaks Ground on Las Vegas SFR Project
The developer is building 185 homes within MODERNE at Centennial and expects the first phase to be ready by September.
MODERNE Communities has started construction of the first purpose-built, single-story, single-family rental home development in Las Vegas and expects to deliver the first group of 185 one-, two- and three-bedroom homes and community amenities at MODERNE at Centennial by September.

Randy Bury, founder & president of MODERNE Communities in Las Vegas and Phoenix, said the leasing office will be constructed by August. Starting in September he expects to deliver 30 to 40 units every month until it is built out by January 2021.
Bury said the homes will range in size from approximately 640 to 1,225 square feet. Rents will range from about $1,250 to $1,750 a month. The project is being designed by KTGY Architecture + Planning.
The 14-acre site at North Fifth Street and West Centennial Parkway in North Las Vegas will be a gated community. Amenities will include 12 pocket parks, a fitness center, pool with Jacuzzi and cabanas, barbecue area and three electric car charging stations. Each home will have a technology package including keyless entry, a smart home security system and access to community-wide high-speed internet. The interiors will feature 9-foot ceilings and open-kitchen living spaces. Homes will also have pet doors and private backyards. Parking will include a mix of full garages, covered and surface parking.
Booming location
Located about 20 minutes north of the Las Vegas Strip, Bury said the community will have easy access to Interstate 215 and is close to the Aliante Casino & Hotel in North Las Vegas, where there is also a multi-screen theater, shopping, dining and entertainment. Big-box shopping centers including Home Depot and Target are located within a quarter-mile of the development. Two schools are located near MODERNE at Centennial and the VA Regional Medical Center and Centennial Hills Hospital Medical Center are also nearby.
Bury, who has worked in the past with top single-family home-building companies Pulte Homes and KB Homes, said the concept should appeal to single professionals, young families and empty nesters who want more privacy than an apartment complex provides, outdoor space and a sense of community.
“It competes well with apartments,” Bury told Multi-Housing News. “We need housing more than ever and in particular we need affordable housing more than ever.”
Bury said his company will be building a second single-family rental community in North Las Vegas. He will be appearing before a local Planning Commission this week about the second site.
Bury said he had other offers to work on single-family rental home projects in Phoenix but felt other companies were already delivering the product in the Phoenix area and Las Vegas was a better place for him to build the first MODERNE Communities project.
