Miller Construction Completes $21M FL Community
The 40-unit Sereno at Bay Harbor Islands was co-developed by Integra Investments and 13th Floor Investments. Designed by Corwil Architects, the property features a curving structure to maximize waterfront views.

Miller Construction Co. completed the $20.8 million Sereno at Bay Harbor Islands condominium community for co-developers Integra Investments and 13th Floor Investments. Located in Bay Harbor Islands, Fla., the property was designed by Corwil Architects, with interiors by Steven G, and features a three-story lobby, the use of glass throughout the design, extensive landscaping and a curving structure to maximize waterfront views of Florida Bay, Bal Harbor and the Atlantic Ocean.
Amenities & challenges
Located at 10201 East Bay Harbor Drive, the community comprises 40 units in the eight-story building, ranging from 1,100 to 2,300 square feet. Apartment features include nine-foot high ceilings, floor-to-ceiling glass, private elevator access that are FOB activated, two covered parking spaces per unit, open floorplans, double-door entries, and waterfront views. Residents have access to amenities such as a zero-edge pool with cabanas, bar and barbecue areas, outdoor dining area, a lounge with a fire pit, an outdoor theater, two fitness centers with state-of-the-art equipment, a sauna and steam room, private boat slips, a private park and playground, a breakfast cafe room, a jacuzzi and a gaming lounge.
Miller had to deal with construction challenges such as with staging and deliveries needing to be coordinated within the small site to conform to strict code provisions and avoid inconveniencing neighbors. Municipal regulations against weekend and evening construction noise meant Miller had to drive a strict schedule. The new community replaced an aging condominium previously at the site.
“The co-developers envisioned a distinctly South Florida feel for Sereno, with wide-open views of the waterways, from dockside to rooftop,” Brian Sudduth, senior vice president of preconstruction for Miller Construction Co., told Multi-Housing News. “Partnering with them to deliver on that vision, our team focused on building in value at every stage.”
