Mill Creek Residential to Develop Luxury Apartments in Miami

National real estate developer Mill Creek Residential has announced plans to develop a 262-unit luxury apartment community in Miami to be called Modera Bird.

Miami—National real estate developer Mill Creek Residential has announced plans to develop a 262-unit luxury apartment community in Miami to be called Modera Bird. The name incorporates Mill Creek’s Modera brand name, along with that of the area’s prominent thoroughfare, Bird Rd. Construction is slated to begin this quarter. The property is expected to open to move-ins early in 2015.

Modera Bird will be an eight-story concrete development that will surround a parking garage. One-, two- and three-bedroom apartments ranging in size from 708 to 1,378 square feet will be offered, and the community will be pet friendly.

It will also be a transit-oriented development. Nearby is the Douglas Station Metrorail stop, which offers fast and convenient commutes to downtown Miami, Brickell Ave. employment corridors, Dadeland, Miami International Airport, the main campus of the University of Miami and the UM/Jackson Memorial Medical Center. One block away is another transit system, the Coral Gables free trolley system. And just a few blocks away, residents will be able to access the Miami-Dade County Transit System’s Metrobus.

Apartments are expected to feature nine-foot ceilings, upgraded stainless steel appliances, chef’s island, granite countertops, ceramic tile flooring, upgraded light fixtures, full-size washer-dryers, ceiling fans and crown molding.

Modera Bird’s common area amenities will include a wellness center/fitness studio, yoga room, elevated deck with hotel-inspired-style pool, resident clubroom with kitchen, gaming stations and business center, complimentary Wi-Fi, multiple courtyards and water features, as well as a concierge.

Modera Bird will be situated in close proximity to two affluent submarkets, Coral Gables and Merrick Park. The former ranks among the country’s most exclusive residential markets, with housing values within a one-mile radius at almost $400,000 and a 98 percent occupancy level. Three major Class A office hubs are in proximity, offering banking and business corridors as well as hospitals, universities, exclusive neighborhoods and many retail and dining establishments.

The development will be Mill Creek’s seventh in South Florida, and eighth overall in Florida. “South Florida is Mill Creek’s most active core market, and we are pleased to expand our presence here with the development of another Class A transit-oriented apartment community,” says executive managing director Callum Parrott. “We continue to leverage our deep local relationships to source sites like Modera Bird: prime locations in affluent neighborhoods close to Class A office hubs, world-class shopping and dining and easy access to public transit.
