Mill Creek Residential Breaks Ground in Dallas

Modera Dallas Midtown will include 344 units and include a ride-share lounge, a coffee bar and a spin studio.

Dallas-based multifamily investor and operator Mill Creek Residential has broken ground on Modera Dallas Midtown. The 344-unit luxury apartment community will be situated within the booming, 400-plus-acre Midtown district of North Dallas. Modera Dallas Midtown is a joint venture between Mill Creek Residential and Abington Properties. Dallas-based Texas Capital Bank provided construction financing.

The community is Mill Creek Residential’s second in the Midtown district. The first was the 321-unit Modera Near the Galleria, which opened in May 2017 at the intersection of Noel Road and James Temple Drive.

The Midtown district has truly been transformed in recent years,” Mill Creek Senior Managing Director of Development Rick Perdue told MHN.

“Our Modera Near the Galleria, which we broke ground on near the end of 2015, was the first development community in the new Midtown district, and it was so well-received that we felt this was the right time and place for Modera Dallas Midtown.” 

Distinctive collaborative space

The five-story community will feature studio, one-, two- and three-bedroom homes averaging 851 square feet. Among the common area amenities will be a double-volume lobby with coffee bar and adjoining ride-share lounge, clubhouse with social kitchen, gas fireplace and gaming, fitness center with spin studio and resort-style pool with tanning ledge and water features.

It will also feature an innovative collaborative workspace, the result of Mill Creek Residential’s recognition that more and more people work from home.

We wanted to provide a unique space for those residents looking to work alone or collaborate in groups both large and small,” Perdue said. “We’ve come a long way from the typical business center of the past.”

Additional amenities will include outdoor cooking and dining areas, gas grills, free Wi-Fi in all social areas, pet park and pet spa, 24-hour package delivery with cold storage and a cave lounge with bar and gaming area connecting two courtyards.

Frankly, we don’t feel there are any minuses to this location,” Perdue said. “As for the plusses, there are many. One of the major ones is the fact that Modera Dallas Midtown is next to the Galleria Dallas, which is an internationally known shopping destination.” 

Accessible job hubs

“Another major plus revolves around the community’s location near two major highways: The LBJ Freeway and the Dallas North Tollway,” he continued. “The proximity of these two highways means our residents are within a 20-minute drive of most of the major employment centers across Dallas-Fort Worth.”
