modera hallDallas—Mill Creek Residential and GID Development have broken ground on Modera Hall Street, a 340-unit apartment development in Dallas. The property will be on Hall Street on the east side of North Central Expressway, near both the Uptown and Deep Ellum districts of the city.

Common amenities will include an onsite dog park with owner’s lounge, a resort-style pool with a tanning ledge, and two landscaped courtyards connected by a “cave lounge” with seating, games and televisions. The property’s fitness center will come with a yoga/flex studio and digital fitness on demand, and its business center will come with computers and conference room. There will be a fifth-floor sky lounge with views of the Dallas skyline.

Residents will have 24/7 access to their deliveries via an electronic package locker system. They will also be able to use Modera-branded bikes for quick errands or a ride to nearby Klyde Warren Park.

Rick Perdue, managing director of Mill Creek Residential, said that with “the proposed Kroger grocery store across Hall Street, Little Woodrow’s coming in at the intersection of Ross and Hall, and the existing dining and nightlife options on Ross, the area’s becoming a truly walkable neighborhood.” Hall Street already has an 86 Walk Score, according to the organization.

Mill Creek will manage the apartments upon completion in late 2017. Dallas-based Mill Creek is currently at work on 1,047 units in four communities in North Texas. Boston-based GID controls a portfolio 69 multifamily properties totaling more than 19,800s units.
