Mill Creek Residential is expanding its Seattle portfolio with the development of Modera Broadway, a 228-unit luxury, mixed-use apartment community in the city’s Capitol Hill neighborhood. This will be the sixth Seattle property developed by the national multifamily company, the other assets being Modera First Hill, Modera Jackson, Modera South Lake Union, Modera Capitol Hill, Skye at Belltown and Modera Ballard.
Located at 1732 and 1812 Broadway, Modera Broadway will consist of two mid-rise buildings scheduled to come online in late 2020. The development will offer a mix of studio, one- and two-bedroom units—including 10 live/work apartments—a with an average size of 642 square feet, as well as 9,125 square feet of retail space. Apartment interiors will feature energy-efficient stainless steel appliances, gas ranges, quartz countertops, vinyl-plank flooring, tile backsplashes, roller blinds and split-system air conditioning. Some units will have full-size patios or balconies. Community amenities will include three rooftop decks, fitness center with yoga studio, two top-floor resident lounges, dog run, bike storage and storage locks in the garage area.
The property is located adjacent to Cal Anderson Park, which includes sports fields, tennis courts, a playground, walking paths and the Lincoln Reservoir. Broadway is an emerging corridor with cultural and nightlife options, shops, restaurants and attractions including the Capitol Hill Farmers Market. Seattle Central College is also located nearby. Growth in the area has been spurred by the Capitol Hill light rail station, which provides connectivity to downtown Seattle, SoDo, the University of Washington and Sea-Tac Airport. The First Hill Streetcar will have a stop at Modera Broadway and the I-5 Freeway is a short drive. The site has a near-perfect 98 Walk Score and 99 Transit Score.
Mill Creek’s Busy Schedule
In mid-August, Mill Creek opened Modera Edgewater, an eight-story, 297-unit luxury apartment community in Miami’s Edgewater neighborhood. The building, located near the Biscayne Bay shoreline, has a mix of units ranging from studios to three-bedroom floorplans as well as den and penthouse layouts.
In July, the company opened Modera Cap Hill, a 197-unit luxury apartment community in Denver’s Capitol Hill. The eight-story building is located south of downtown Denver and the State Capitol Building.
In late February, Mill Creek broke ground on Founders Row, a mixed-use development in Falls Church, Va., with 394 apartments and 90,000 square feet of retail space. The project is being developed in a partnership with CrossHarbor Capital Partners, Lighthouse Real Estate Investments and PNC Financial Services and is slated for completion in summer 2021.
Also in February, the company began construction of Modera San Diego, its first multifamily property in downtown San Diego. The seven-story luxury building will have 368 rental units and is slated for completion in spring 2021.
