Mill Creek Begins Construction on New Jersey Development
Modera Woodbridge marks the company's fifth project in the Garden State.
Mill Creek Residential has begun construction on Modera Woodbridge, in the central New Jersey community of Woodbridge. It is the company’s fifth development in the Garden State. The mixed-use, 279-unit community will be situated within walking distance of the historic downtown district of commuter-friendly Woodbridge.
In addition to its apartment homes, Modera Woodbridge will feature more than 6,000 square feet of ground-floor retail space. The apartment community will be located along the municipality’s Main Street, putting future residents within walking distance of an array of shopping, restaurant and entertainment alternatives. A location next to a New Jersey Transit station will ensure Modera Woodbridge residents direct access to New York City.
“This new community is part of Woodbridge Township’s comprehensive growth plan for its existing downtown area, which made the development particularly timely,” Richard Murphy, Mill Creek Residential managing director of development in New Jersey, told Multi-Housing News. “Although pandemic-related restrictions are currently limiting mass transit and retail and restaurant usage, this situation will undoubtedly reverse in coming years.”
Diverse floorplans
Modera Woodbridge will feature studio and one- through three-bedroom apartments averaging 886 square feet. Den layouts are available. Features and finishes of the units include nine-foot ceilings and wood plank-style flooring, and in bathrooms, tile shower surrounds, linen closets and double vanities. A rooftop deck with barbecue area crowns the roster of the community’s common-area amenities.
“With the development situated in the heart of an existing vibrant downtown area, numerous adjacent uses will be impacted during construction, including a neighboring municipal park and commuter college,” Murphy said. “To be the best possible neighbor throughout the process, significant coordination was required through the approval process to minimize impacts and create widespread support for the community.”
Mill Creek Residential has a robust development pipeline, starting construction on several projects over the last few months. Most recent was the ground breaking of Modera Kirkwood, a 270-unit multifamily community located in the Rosslyn-Ballston Corridor in Northern Virginia.
