In a joint venture with Abington Properties, the company secured construction financing with UMB Bank for the six-story, 190-unit upscale community.
Mill Creek Residential began construction on Modera Howell, an upscale apartment community in the Uptown neighborhood of Dallas. In a joint venture with Abington Properties, the company recently closed on construction financing provided by UMB Bank.
The six-story, 190-unit community will offer studios and one-, two- and three-bedroom floorplans with an average size of 880 square feet. Penthouse apartments with rooftop terraces will also be available. Apartment features include upscale finishes, nine- and 10-foot ceilings, walk-in closets, full-size washer/dryers, plank-style flooring, quartz countertops, stainless steel appliances and 42-inch cabinetry. Select units will include private balcony/patios, rooftop terraces, double-volume living areas, walk-in showers, double vanities, powder baths and linen closets. Residents will have access to amenities such as a rooftop amenity deck featuring a resort-style pool, high-tech fitness studio, interior landscaped courtyard with indoor kitchen and dining area, a sixth-floor sky lounge with views of Downtown Dallas, a luxury clubhouse with social lounge, business center and three-level parking garage.
“The vibrancy in Uptown is unmistakable. We believe Modera Howell will be the ideal fit for residents seeking to match their living experience with the spirited and dynamic surroundings of the neighborhood,” Rick Perdue, senior managing director of North Texas for Mill Creek Residential, told Multi-Housing News.
The community will be a short drive from North Central Expressway and Woodall Rogers Freeway, providing connectivity to major employment centers across the Dallas-Fort Worth area. The community will sit steps away from McKinney Avenue, Uptown’s busiest street, which is home to restaurants, retail, entertainment options and premier offices. Residents can also enjoy a serene park-like atmosphere with protected-view corridors on three sides.
“We designed this community for the discerning renter who wants to be among it all in Uptown while living in an exclusive, boutique environment,” added Perdue. “Everything from the rooftop amenity deck with pool, the timeless, traditional architecture, to the walk-up homes on the ground floor were designed with today’s renter-by-choice in mind. Modera Howell will truly be a differentiated offering in the marketplace.”
