Milhaus, HGI Break Ground on 359-Unit Columbus Project

First Internet Bank of Indiana provided a $51 million construction loan.

Milhaus, in partnership with Harbor Group International, has broken ground on Tempo, a 359-unit community in Hilliard, Ohio. First Internet Bank of Indiana provided a $51 million construction loan for the developer, according to public records. Completion is expected in the spring of 2026.

HGI will provide 80 percent of the common equity. The development team also includes architectural firm MA+ Design, SJL Design Group and The Kleingers Group.

Plans call for studio and one- to three-bedroom floorplans. Amenities are slated to include a swimming pool with cabanas, fire pits with grilling stations, resident lounges, coworking spaces, a gym, a sky lounge, a dog park, an outdoor pizza kitchen, as well as a Zen courtyard.

Located at 4525 Trueman Blvd., the property borders Interstate 270 to the west, while Columbus’ city center will be 13 miles southeast. Employers such as Nationwide, Cardinal Health, Huntington Bank and American Electric Power are within an 11-mile radius. Mill Run Square, a 21-store shopping center providing entertainment, dining and retail options, is less than 2 miles away.

Tempo will take shape within TruePointe, Equity’s 27-acre mixed-use master-planned development. The project broke ground in July last year and is planned to include 42,000 square feet of experiential retail, along with pubs and restaurants. Advanced Drainage Systems is set to occupy 290,000 square feet of Class-A office and coworking space at the mixed-use development. Plans also call for green spaces, walking trails, a six-acre lake, as well as a Home2 Suites hotel by Hilton.

Columbus pipeline remains steady

The metro Columbus supply pipeline comprised nearly 14,000 units underway as of March 2024, according to Yardi Matrix data. Last year, developers started work on 7,000 units, while nearly 7,600 units were brought online, the same source shows. Year-to-date through March, two properties were completed, encompassing 386 units.

One of them is Lockbourne Greene, a 60-unit fully affordable community co-developed by Healthy Homes, Community Development for All People, Nationwide Children’s Hospital and Woda Cooper Cos. The developer broke ground in 2022.Â
