Midtown Detroit Gets New Mixed-Income Community
Nonprofits Develop Detroit and Preservation of Affordable Housing partnered for the $32 million development that will also include retail space. Project design will be led by Phil Freelon, design director at Perkins+Will.

Nonprofit organizations Develop Detroit and Preservation of Affordable Housing teamed up for a mixed-use, mixed-income development planned for Detroit’s historic Sugar Hill Arts district. The $32 million project is expected to break ground in September 2018.
The community will be built on a 1-acre vacant lot located at the intersection of John R. Street and Garfield Street, and will include 84 apartments plus 7,000 square feet of commercial space. Of the new units, 25 percent will be designated as affordable housing for residents making 50 to 80 percent of the area median income. The project will include studio, one- and two-bedroom floor plans with sizes ranging from 475 to 1,000 square feet. The property will also feature a 300-space parking garage and green alleyways.
Sale of land to be approved this year
Project design will be led by Phil Freelon, design director at Perkins+Will, who will partner with Michael Poris of McIntosh Poris Associates, a Detroit-based architecture firm, for the new community. The sale of the land for this mixed-use development will go before Detroit City Council for approval later this year.
