Merrimac, Aria Development Top Out Miami Condo Tower

The property is located within a 27-acre master-planned development.

The joint venture between developers Merrimac Ventures and Aria Development Group has topped out 600 Miami Worldcenter, a fully sold out, 32-story condominium tower in Miami. The project is scheduled for completion in 2026.

Last year, the partnership secured a $95 million construction loan for the development. Banco Inbursa issued the note in a transaction brokered by Newmark and law firm Bilzin Sumberg LLP.

The high-rise will feature 606 turn-key residences with studio, one- and two-bedroom layouts ranging from 407 to 830 square feet, with prices starting from the $400,000s at launch. The residences will be under no rental restrictions. Shared amenities will include a rooftop pool and lounge, fitness center, coworking suite, summer kitchen, 24-hour attended lobby and bike storage. Revuelta Architecture designed the development, while The Design Agency oversaw the interior plans. OneWorld Properties was in charge of sales at 600 Miami Worldcenter.

The mixed-use Miami Worldcenter megadevelopment

Located at 600 NE First Ave., the development is part of Miami Worldcenter, a future $6 billion master-planned community in downtown Miami. The second-largest urban development in the country after Hudson Yards in Manhattan, Miami Worldcenter encloses 10 city blocks with residential, hospitality, retail, dining and entertainment uses. The the 27-acre megadevelopment is adjacent to Miami Central station and near interstates 395 and 95.

Within Miami Worldcenter, Merrimac Ventures has several condominium projects under construction, including the 450-unit Crosby and the 40-story, 466-unit Flow House, both scheduled for completion this year. With the completion of 600 Miami Worldcenter, the mixed-use district will surpass a total of 1,500 residential units.

Earlier this month, plans for two other luxury condo towers advanced in downtown Miami. Namely, Grupo T&C received The City of Miami’s Urban Development and Review Board’s approval for developing Edge House Miami, a 56-story, 608-turnkey project at 1837 NE Fourth Ave., less than 2 miles north of 600 Miami Worldcenter. And Terra and JDS Development Group, together with investors Rafi Gibly and Gianluca Vacchi, secured financing for the development of a 330-foot-tall luxury community in Miami on the site of the former Bay Garden Manor condo tower.
