Alexandria, Va.— When MGL Partners and The Bozzuto Group set out to develop The Frasier—a Gold winner in the MHN 2015 Excellence Awards Most Tech Savvy Category, located in the Potomac Yard area—they wanted to create a community that enhanced its residents’ quality of life and made everyday living easier, more enjoyable and greener. To attract its primary resident demographic of active professionals, The Frasier emphasized technology-forward amenities and services throughout the property to align with the community’s goals, upscale design and overall aesthetic.

The Frasier’s residents naturally gravitate to technology-based amenities. From keyless entry to the online resident portal, which includes a resident bulletin board and even pet photos, The Frasier’s technology amenities and services support and enhance residents’ active, modern lifestyles. Amenities include an outdoor courtyard and lounge with fire pits, state-of-the-art fitness center, e-lounge with coffee and business stations, demonstration kitchen, resort-style pool and bike storage with repair station.

One of The Frasier’s most popular technology services is the Package Concierge digital package locker system, which accepts deliveries from package carriers, then notifies residents via text or email when they receive a package. Residents can retrieve packages at their convenience using their key fob or bar code with a secure PIN to open the designated locker. The system will even handle outgoing packages, making it easier to return online purchases or ship packages.

Residents also appreciate The Frasier’s smartphone-enabled front entry system that allows them to receive video calls from visitors requesting entry.

The Frasier’s technology features aren’t just convenient; they’re also practical and cost effective, significantly improving the property’s NOI. Programmable thermostats and motion-controlled lighting reduce energy consumption and operational costs, while keyless, electronic entry removes the expense of a key management system. Similarly, Package Concierge eliminates the need to hire additional staff to handle incoming and outgoing packages.

In addition to the features that directly benefit the resident, the community itself also benefits from these technological advances, including reduced energy use, lower utility bills and more efficient staffing and services, which combine to reduce operating costs and increase NOI.
