Meet AMLI Mueller the MHN Excellence Gold in ‘Low-Rise’

Austin, Texas—A Gold winner in the MHN 2015 Excellence Awards Low-Rise Category, the five-story, 230,000-square-foot AMLI Mueller residential project was envisioned as a cornerstone of the 700-acre Mueller mixed-use development: a live/work/play development in east-central Austin developed by AMLI Residential with architecture by Page. Situated along Lake Park, with more than 13 miles of hiking and bike trails, the complex was designed as a bold backdrop for the park and a portal to the central commercial district within the development. The building is composed of a series of brightly colored volumes that vary in height and depth, lending a sense of scale and vibrancy to the park perimeter.

The residences are laid out to conceal a five-story, 469-car garage and form two large courtyards that provide both privacy and amenity spaces, including a resort-style pool, courtyard with cabana, grills and outdoor living rooms. One of the courtyards is bisected by a “paseo” that provides neighborhood access to both sides of the development. The ground level is home to 7,000 square feet of restaurant and retail space as well as AMLI’s leasing offices, fitness zone, cyber zone, conference room and club room with a java bar. The building design by Page has been well received by the neighborhood whose residents enjoy its colorful forms.

Many of the 280 units provide views of Lake Park and downtown Austin, and are comprised of studio, one- and two-bedroom floor plans. They have contemporary designs that feature gourmet kitchens with stainless steel appliances, elegant granite countertops, MasterWood plank flooring, designer lighting, and spacious patios and balconies. In keeping with AMLI’s sustainability goals, the Mueller project was designed for LEED Silver certification. Units were constructed with energy-efficient plumbing, appliances and electrical fixtures.

The Mueller neighborhood is a public-private-partnership redevelopment of the original Robert Mueller Municipal Airport, which was operational from 1936 to 1999. The interior public spaces were inspired by the original shapely airplane hangar adjacent to the property and the remaining structures that now house the Austin Film Society’s studios and production facilities within the development.
