Brooklyn, N.Y.—The aesthetic design objective for the MHN 2015 Excellence Award Gold winner in the High-Rise category was to create an architecturally significant and progressive building that balanced the history and materiality of Brooklyn’s Park Slope and Gowanus neighborhoods. This 50,410-square-foot, 12-floor apartment community boasts the new application of an existing material and an unusual and wide selection of apartment layouts.

The building, developed by JDS Development Group and Property Markets Group, offers 51 units, half of which feature generously sized terraces or balconies, and a mix of floor plans from 470-square-foot studios to three-bedroom units starting at 1,267 square feet. Many units have skyline views of downtown Brooklyn and Manhattan.
The exterior terra-cotta rain screen is a modern complement to the traditional brick and brownstone buildings that characterize the neighborhood. The CetraRuddy Architecture-designed property distinguishes itself with varied outdoor spaces, a rare feature for an urban program. They include a rear garden with a second entrance, a landscaped courtyard, and a roof deck.
The development also includes several green features, including reclaimed wood in the lobby, bike storage, EnergyStar appliances, and motion and light sensors in public areas.
