Manufactured Housing Properties Further Expands in the Southeast
The company added communities in South Carolina and Georgia to its portfolio.
Manufactured Housing Properties has purchased two manufactured housing communities in the Southeast: Country Aire in Simpsonville, S.C., and Merritt Place in Brunswick, Ga. The company paid $2.7 million for the first one, according to Greenville County public records.
Located at 2 Pepper Tree Lane, Country Aire is an all-age, 105-lot mobile home park built in 1989. The property spreads across 21 acres, and is close to interstates 185 and 385, as well as multiple retail options such as Walmart, Lowe’s or Target. Country Aire is 18 miles from Greenville-Spartanburg International Airport and within 19 miles of downtown Greenville, S.C.

Merritt Place—which traded for an undisclosed price—encompasses 24 mobile homes, 40 developed lots and 14 lots currently under development. Located at 137 Merritt Circle, the manufactured home community is right across Interstate 95, which provides easy access to Jacksonville, Fla. The property is 4.5 miles from Brunswick Golden Isles Airport.
In December and November 2022, Manufactured Housing Properties also purchased two North Carolina assets totaling 95 lots and 72 homes. Prior to that, the company acquired Red Fox, a 51-lot mobile home community in Clyde, N.C. Today, Manufactured Housing Properties owns and operates 2,747 lots across 57 communities in the Southeast.
