LIV Development Breaks Ground on Florida Community

The 257-unit property is being built in the Sarasota-Bradenton market, a hub of new multifamily development.

LIV Development has started construction on Summerhouse Apartments, a 257-unit community in Southwest Florida’s Lakewood Ranch that is slated for completion in the winter of 2022. LandSouth Construction serves as the general contractor for the five-building, five-story property.

Located at 11716 18th Place, the private, gated community will offer 10 different floorplans ranging from one to three bedrooms, with interior features including solid wood cabinets and carpeting. Amenities will include a clubhouse, a pool and dog fountains. The property is located within the Lakewood Ranch master-planned community, a 50-square-mile neighborhood east of Bradenton and Sarasota. The site is nearby Interstate 75 and residents will have easy access to the shopping and dining options of the metro area.

Sarasota County and neighboring Manatee County have seen a surge of rental development during the latest economic growth cycle, with 8,459 new apartments delivered to the market between 2015 and 2019, according to CoStar data cited by the Business Observer. GK Development started work on The DeMarcay, a luxury 39-unit condo tower in downtown Sarasota, last November.

LIV Development has completed $1 billion in projects with more than 9,000 units across the Sunbelt, according to the company’s website. In May of last year, the developer sold The Acre, a 330-unit luxury community in Round Rock, Texas, to Weinstein Properties.
