Lincoln Avenue Plans Project in Wisconsin Capital

This development will meet Enterprise Green Communities standards.

Lincoln Avenue Capital has selected McShane Construction Co. to provide design-assist construction services for The Derby Apartments, a 70-unit affordable housing community in Madison, Wis.

Designed by Knothe & Bruce Architects to meet Enterprise Green Communities standards, the mixed-use development will comprise the residential units, 1,100 square feet of ground-floor office space and 2,600 square feet of amenity space.

McShane collaborated with the developer and the architect throughout the design and pre-construction phases. According to the construction company, the exterior façade of the building will combine composite lap and panel siding with brick veneer.

Upon completion in September 2024, the four-story building will include a fitness center, a full kitchen, a full solar array system on the roof and a parking garage with approximately 61 parking spaces. The units will feature washer and dryers, Energy-Star rated stainless steel appliances, vinyl plank flooring and private patios or balconies. The ground-level office space is set to comprise a conference room, a classroom, three private offices and work areas.

The Wisconsin Housing and Economic Development Authority provided part of the financing for the project. A total of 14 apartments will meet WHEDA accessibility requirements, four of which will feature roll-in showers for wheelchair access.

Lincoln Avenue Capital has recently partnered with the Housing Authority of the City of Alameda to preserve the affordability at Rica Vista, a 186-unit community in Alameda, Calif., for the next 55 years.
