Legacy Pointe Secures $60M for Charlotte-Area Refi

This retires construction financing for six self storage facilities.

Legacy Pointe Properties has secured $60 million in refinancing for a six-asset self storage portfolio totaling 3,899 units. The properties are located in the Charlotte metro area and came online between 2022 and 2024.

Basis Investment Group LLC provided the senior bridge loan for the Extra Space Storage-branded properties, with the funds retiring construction financing.

The 490,161-square-foot portfolio encompassing three-story facilities includes the following self storage locations:

  • 140 Ebert Lane in Mooresville, N.C.
  • 1510 Northside Drive in Statesville, N.C.
  • 5895 E. N.C. 150 Highway in Denver, N.C.
  • 987 Armstrong Park Road, in Gastonia, N.C.
  • 1480 Biscayne Drive in Concord, N.C.
  • 4465 York Highway in Rock Hill, S.C.

Self storage REIT results for the first quarter of 2026 pointed to improvement across the sector, according to a recent report. Same-store revenue rose 0.6 percent from the negative 0.1 percent at the end of last year, due to stabilizing occupancy and notable rent growth.

Self storage market trends point to performance being tied to local supply conditions—while many Sun Belt markets face pricing pressure, supply-constrained Midwest and Northeast markets are seeing stronger revenue growth.
