LEED-H Platinum Certification for Broadstone Waterfront

Phoenix—Broadstone Waterfront, a new four-story, 259-unit luxury community in downtown Scottsdale, has captured LEED-H Platinum certification. The community is the third development from Alliance Residential to earn this certification level.
A wide range of innovative energy efficiency, water conservation and sustainable operation measures were implemented in Broadstone Waterfront. Those measures included an energy-efficient building envelope, recycled building materials, high-efficiency mechanical systems, water saving fixtures and irrigation systems, environmentally-conscious landscaping, high-efficiency low-E windows and Energy Star appliances.
Sustainable finishing materials with exhaust fans and drains/pipes were implemented for moisture-control durability. Reflective roofing materials created a reduced-heat island effect. Heat absorption was reduced through paver ground covering and heat-minimizing landscaping. Avoidance of unvented on-site combustion appliances, use of carbon monoxide monitors on each floor, and installation of enhanced bathroom exhausts ensured improved indoor air quality. HERS rater testing in each residence was utilized to inspect home and mechanical duct air tightness.
“We worked with our consultants and design professionals in the early stages of the project and were fortunate to not experience many challenges given that this was our third local LEED-H Platinum certification development,” Ian Swiergol, managing director of development for the Southwest region of Alliance Residential, told MHN. “We learned through earlier challenges to bring our consultants on board at the onset to ensure that the process is managed well and the product is reflective of the certification.”
A walkable location in the center of downtown Scottsdale adds to the community’s standing as a paragon in sustainable living. Alliance’s Focus Green program has been implemented by means of sustainable purchasing policies, integrated IAQ management plans and green cleaning practices.
