LDG Development Breaks Ground on 433-Unit Affordable Housing Community in Austin

LDG Development has broken ground on The Pointe at Ben White and The Villages at Ben White, a 433-unit neighborhood with garden-style apartment homes in Austin, Texas, designed for working families and those 55 and older earning 60 percent of Austin’s area media income.

Austin, Texas—LDG Development has broken ground on The Pointe at Ben White and The Villages at Ben White, a 433-unit neighborhood with garden-style apartment homes in Austin, Texas, designed for working families and those 55 and older earning 60 percent of Austin’s area media income.

“The Pointe and The Villages at Ben White are both walkable and transit-oriented,” Chris Dischinger, LDG Development’s CEO, says. “These are two common needs for the young and the young-at-heart. Both generations need a range of services that include childcare and/or senior services, parks, grocery stores and healthcare.”

The multi-generational apartment community will be broken up into two entities, but The Pointe and The Villages will be adjacent to one another and within the same gated area.

Located at 7000 East Ben White Blvd., The Pointe at Ben White will consist of 250 one-, two- and three-bedroom units, which will include both plush carpeting and hard wood floors. Units will also feature ceiling fans, window blinds, Energy Star appliances and central A/C, all of which meet Austin green building standards.

The Villages at Ben White will consist of 183 one-, two- and three-bedroom units with the same deluxe amenities as The Pointe.

Community amenities for both include a furnished clubhouse, a business center with complimentary Wi-Fi, a state-of-the-art exercise facility, a swimming pool and playground.

According to Dischinger, multi-generational housing is a concept gaining traction in the affordable housing field for its potential to strengthen communities by universally designing an area linking the needs of children and the aging population.

The community is located near St. David’s Medical Center, Dell Children’s Hospital, Walgreens, a new Veteran’s Administration, three schools and a future light rail system.

The project came about thanks to housing tax credits by the Texas Department of Housing and Community Affairs; project owner Austin Affordable Housing Corporation; Enterprise for its equity investment with The Pointe; BofA and HUD for providing the construction and permanent lending for The Pointe; R4 Capital for its equity investment; Google, Redstone and Community Southern Bank for their financial contributions to The Village; and The Weber Group, Inc. and Studio A for architecture and design.
