L’Avenue Mixed-Use Residential Tower to Become Tallest in Downtown Montréal
Plans have been unveiled for the construction of what could become the tallest residential building in downtown Montreal.

Montréal—Plans have been unveiled for the construction of what could become the tallest residential building in downtown Montreal. Locally based Broccolini Construction Inc. announced plans to build L’Avenue, a 50-story mixed-use residential high-rise in the center of downtown Montréal.
Located on Avenue des Canadiens-de-Montréal, across from the Centre Bell, the development site was purchased in February 2012, in partnership with Carttera Private Equities, for $14.1 million. L’Avenue is expected to have a strong visual impact on the Montréal skyline. The tower, which will be made-up of three sculpted rectilinear volumes, will feature a podium that will offer space for potential hotel, retail and restaurant opportunities. The tower will offer 350 residences, which will range in size from 500 to 1,500 square feet. Prices will start from the mid $200s.

The presentation gallery for L’Avenue is scheduled to open in early fall 2012 and will feature a full model suite. The 574-foot high-rise is set to become the 6th tallest building in Montréal, with the 673-foot office tower located at 1000 de La Gauchetière still dominating the skyline. The latter was in fact built to the maximum height approved by the city, the same height as the elevation of Mount Royal.
L’Avenue is not the only mixed-use residential tower in the pipeline for Montréal. According to a report released by the City in April, there are 10 other new large-scale projects planned. Amongst these are:
- Îlot Ogilvy—a project designed by Groupe IBI CHBA and Sid Lee Architecture which will feature 110 residential units and a 120-room hotel
- Rue Drummond—a two-tower development which will feature 327 residential units and around 28,000 square feet of office space, designed by Groupe IBI DAA
- Le Roccabella—a 35-story twin tower development which will include 516 residential units and 2 floors of commercial space, designed by Béïque, Legault, Thuot architects
