Lantower Residential has acquired Solis Waverly, a Class A multifamily community in Charlotte’s submarket of Ballantyne, N.C., that is being rebranded as Lantower Waverly. Charlotte Business Journal reports that the property sold for more than $84 million. The community is situated within the Waverly mixed-use development, which features 250,000 square feet of retail space anchored by a Whole Foods Market.

Located at 6101 Ardrey Kell Road, Lantower Waverly comprises 375 one-, two- and three-bedroom units ranging from 570 to 1,606 square feet. The property encompasses 10 buildings situated across 21 acres. According to Yardi Matrix, the community was 90.1 percent occupied as of October. Interior features include open-concept floorplans, granite countertops and shaker-style cabinets, glass tile backsplash, soft-close drawers and cabinetry, spacious closets, stainless steel appliances, plank flooring and washer/dryers. Certain units also offer walk-in showers, 11-foot ceilings, custom built closets, tuck-under garages and large terraces and balconies. Residents have access to amenities such as:

  • electric car charging stations
  • resort-style saltwater pool with sundeck
  • stretching area
  • outdoor terrace with patio seating and bar area
  • billiards and poker tables
  • enclosed resident dog park
  • 24-hour fitness center with towel service
  • conference room
  • screening area
  • clubroom with kitchen and bar area
  • outdoor grilling stations
  • playground
  • bike storage

Additional services include package retrieval, dog walking and pet service referrals, a guest suite for out-of-town visitors, maid service and personal trainer referrals, 24-hour maintenance, a resident event and advantage program.

“We are delighted to enter the dynamic Charlotte market in one of its most desirable submarkets with an institutional-quality asset. Lantower Waverly’s location within the walkable Waverly mixed-use development, containing over 50 shops and restaurants, and anchored by Whole Foods Market, gives it a unique competitive advantage,” said Philippe Lapointe, COO of Lantower Residential, in prepared remarks. “Additionally, the property’s location near white-collar employers, affluent demographics, and A+ rated public schools underscores our belief that Lantower Waverly will be a leading investment within our portfolio for years to come.”

In November, Lantower purchased Weston Corners for $73.9 million, a 308-unit community located in Cary, N.C.
