LandSouth Construction Breaks Ground on Daytona Beach Apartments

LandSouth Construction is in the process of building a $24 million apartment community, Integra Sands.

Integra Sands Club_2016-01-05_MED copyJacksonville, Fla.—Ground has been broken on Integra Sands, a $24 million luxury apartment community in Daytona Beach, Fla. The construction company handling the project is Jacksonville, Fla.-based general contractor LandSouth Construction.

Integra Sands will be constructed on a 14.5 acre site, and will feature 264 garden-style apartments spread across six four-story buildings and five two-story carriage houses with mail kiosks. One-, two- and three-bedroom apartment homes in seven generously-sized floor plans will range from 705 to 1,385 square feet in size.

Among the upscale finishes and features to be included in Integra Sands are stainless steel appliances, granite countertops with under-mount sinks, pendant lighting, vinyl laminate plank in living areas, ceramic tile in baths and modern carpeting in bedrooms.

State-of-the-art amenities will include a resort-style clubhouse, swimming pool, fitness center, game room, dog park, outdoor grilling areas and barbecue pavilion.

Three landscaped entrances will offer gated access. A private garage and surface parking will be available.

“We have worked with this developer and design team on more than 4,000 units over the past few years,” James Pyle, LandSouth Construction president and CEO, told MHN. “Our entire project team worked together during the development and preconstruction phase reviewing every aspect of the job, enabling us to plan for all issues of a job this size and coordinating with subcontractors and vendors to create an efficient process.”

The biggest challenge confronting LandSouth Construction is dealing with multiple municipalities responsible for this particular construction parcel, Pyle said. “In addition, there are over 55 units in each building which creates an enormous inspection process for an entire building . . . typically building departments have been understaffed due to the high demand of residential units.”

LandSouth Construction has hired a third-party private inspection firm that will augment the building department inspections. This will reduce the amount of inspections, Pyle said, “Because they will spend a much longer time on the job during each inspection.”

Integra Sands will present residents with convenient access to nightlife, retail, upscale restaurants, outdoor activities and educational opportunities.

The community’s access to I-95 also puts it within quick commuting range to many area job centers, including Florida Hospital Daytona, Merrill Lynch Wealth Management, Advanced Technology College, NASCAR and the LPGA Tour.

As a result of balancing small-town charm and resort-style amenities, Integra Sands is expected to attract a broad range of residents, who are likely to range from students to young professionals and working empty-nesters, Pyle said.
